Getting to know each other...

The  FIRST meeting is to introduce ourselves, preview the property and learn about your house (make sure all permits have been closed, recommend any staging/repairs/updates and assist you with any of these).

The SECOND meeting is to show you our marketing tools, decide on the pricing/timelines, sign the paperwork. Your home will be listed on the MLS, on hundreds of websites, in local paper ads. Your home will reach over 1,500 agents through our internet network, as well as 1,800 referral agents plus international relocation websites. Your home will be in the Lead Router circuit which brings any inquiry via the web directly to our mobile phones/emails for immediate attention. You will be offered a unique Seller’s Guarantee (Coldwell Banker will release you from the listing contract if you are not satisfied with our services) and you will have exclusive access to our HomeBase program for life (a virtual safety deposit box).

The THIRD meeting is with our professional photographer – we believe you only have one chance to make a good impression and it has to be done professionally. The photographs will also be rendered in a virtual tour. 

Listing your Home...

We will take care of every single step, from installing a For Sale sign, to getting copies of your home keys made, to inviting agents to caravan your house and hosting Public Open Houses. Only licensed agents will be showing your home to qualified buyers and we will give you feedback after every visit. We will keep you updated on the overall market activity in your area.

We will discuss with you the conditions of the offer, the buyers’ qualifications, and negotiate the price and terms. We will recommend a list of real estate attorneys, we will be in constant communication with the homeowner, the buyer’s agent and the attorneys during the whole process. We will assist during the appraisal phase and further negotiate any home inspections issues that may arise. We will follow up on all deadlines and arrange for the Certificate of Occupancy with the town. We will monitor the transfer of utilities, water/oil readings, final walk through. And last but not least have the sign removed!
